What is a Texas Real Estate License?
A Texas Real Estate Sales Agent License is the state credential that lets you represent buyers, sellers, landlords, and tenants while you work under a sponsoring broker. According to the Texas Real Estate Commission (TREC), a sales agent applicant must complete 180 classroom hours of qualifying education, submit an application in the REALM portal, clear a Texas DPS fingerprint background check, and pass the licensing exam administered by Pearson VUE.
The six required courses are Principles of Real Estate I, Principles of Real Estate II, Law of Agency, Law of Contracts, Promulgated Contract Forms, and Real Estate Finance — 30 classroom hours each. Finish all 180 classroom hours
Complete Principles of Real Estate I, Principles of Real Estate II, Law of Agency, Law of Contracts, Promulgated Contract Forms, and Real Estate Finance. Pick the package in the comparison table that covers those six courses. Upload completion certificates as PDFs when you apply.
Submit your sales agent application in REALM
TREC says to submit the application and fee in the REALM portal after qualifying education is uploaded. The sales agent application is under Create Application. You cannot edit an application once its status is Submitted.
Complete fingerprints and the DPS background check
Texas law requires fingerprints on file with the Texas Department of Public Safety. TREC emails scheduling instructions after the application moves from Submitted to In Review. Fingerprints on file for another agency are not accepted. IdentoGO by IDEMIA is the fingerprint vendor TREC names for this step.
Take the Pearson VUE licensing exam
After TREC reviews your education, you get scheduling instructions for the state and national exams at Pearson VUE. If you fail either exam three times, TREC requires additional education before you can test again. Confirm the current passing score, fee, and wait time in the Pearson VUE candidate materials.
Get a sponsor and activate your license
Texas issues an inactive license after you meet the requirements above. A broker must sponsor you in REALM before you can practice brokerage. You or the sponsoring broker can submit that sponsorship request.
