How to Get Your Real Estate License in South Carolina
Use the Commission associate page as the checklist. Retrieved 2026-09-29 from llr.sc.gov/re/associate.aspx and the Commission FAQ. The FAQ says associate applicants need both the 60-hour course and the 30-hour course unless Georgia or North Carolina reciprocity applies, or a listed real-estate degree exemption applies.
Complete 60 Hours of Pre-Licensing Education (Unit I)
Enroll in a Commission-approved school and complete the 60-hour Unit I course. The schools in the comparison table publish South Carolina pre-license packages. Confirm approval with the school before you pay. Pick the primary row in the table. Course prices on this page run from $179.10 to $699.
Pass the Unit I Course Final Exam
The May 7 page says you must pass a proctored course final with a score of 70 percent after Unit I. That passing score is not printed on the Commission associate page retrieved 2026-09-29. Ask the school how the course final is given and what score it requires.
Apply, Then Complete Background Check and Fingerprinting
Submit the online application and pay the fee shown in the portal. The Commission FAQ says not to submit the background check before the application. The check is fingerprint-based plus a Social Security number records check. Results can take three or more weeks. The May 7 page estimated the fingerprint charge at about $40. That amount is not a current Commission price. Confirm the current vendor charge. The Commission cannot accept a fingerprint check done for another agency.
Pass the State Licensing Exam
After the Commission approves the application, register with PSI. The Candidate Information Bulletin updated 8/27/2026 lists the associate exam as 80 national questions (120 minutes) and 40 state questions (80 minutes). You need 56 national and 28 state correct. The fee is $67 for both portions and $59 for one portion. Eligibility lasts one year. Apply to the Commission before you register with PSI. Source: PSI South Carolina real estate.
Complete 30 Hours of Advanced Education (Unit II)
The associate page lists the Unit II certificate as a post-exam submission. Complete the 30-hour Unit II course and send the completion certificate through the licensee portal. The May 7 page also says Unit II has a final exam. Confirm that final with the school.
Find a Sponsoring Broker and Apply for Your License
Submit the supervision attestation with a sponsoring broker. The Commission then emails an invoice for the initial license fee. If no brokerage is named, the license is issued inactive and is not mailed. The May 7 page cited a $50 application fee. The associate page retrieved 2026-09-29 says payment is due in the portal and that the initial license fee is invoiced later. Confirm both amounts in the portal before you pay.

South Carolina Real Estate License Reciprocity
The Commission associate page and FAQ, retrieved 2026-09-29, say South Carolina currently has reciprocity only with Georgia and North Carolina. Qualifying candidates still file a South Carolina application. The Georgia agreement also covers continuing-education reciprocity when the resident license meets the other state rules. Georgia and North Carolina
Those are the two states named on the current Commission pages. Reciprocity applicants follow the agreement for the state where they already hold a license, then complete the South Carolina application.
What the May 7 page also said
The May 7 page called Georgia full reciprocity and named North Carolina and West Virginia as partial reciprocity. West Virginia is not listed on the associate page or the FAQ retrieved 2026-09-29. Do not plan on a West Virginia agreement unless the Commission pages add one.
