The May 7 page says Georgia real estate agents typically earn 2.5%–3% commission per transaction. On a $340,000 home (the Georgia median cited on that page), that is about $8,500–$10,200 per sale. The same page says a new agent on a 70/30 split would keep $5,950–$7,140, and that closing 6–8 deals in the first year is a common benchmark, or about $35,700–$57,100. These figures are an illustration from that page, not a forecast.

Is a Georgia Real Estate License Worth It?
Pros
- The May 7 page names Atlanta metro as one of the larger U.S. housing markets.
- Course after-prices on this page run from $112.50 to $450, before the $175 PSI exam fee and the $170 license fee.
- You can hold the new license inactive until a Georgia broker sponsors you. GREC still requires the first-year postlicense course on inactive status.

- Commission-only work. The May 7 page does not describe a salary.
- The PSI exam has a national portion and a Georgia supplement. The bulletin text retrieved on 2026-09-30 does not print a passing percentage.
- You must bring a GCIC criminal history report, no more than 60 days old, to the PSI center. The bulletin says you pay for that report and does not print a dollar amount.
- GREC requires a 25-hour Salespersons Postlicense course in the first year of licensure. Missing it causes the license to lapse. That requirement is separate from the 75-hour prelicense course on this page.
How to Get a Real Estate License in Georgia
Complete 75 Hours of Pre-License Education
Complete the 75-hour Salesperson Prelicense Course at a school approved by GREC, or an approved equivalent (specified college coursework, or at least 75 hours approved by another jurisdiction). Pass the School Final
GREC requires a final examination before a school can give credit for the salesperson prelicense course. A multiple-choice final for that course must have at least 100 questions. The school sets the passing score in its Notice to Students. A student who fails may take one retake. A second failure means repeating the course. Obtain a GCIC Criminal History Report
Bring a certified Georgia Crime Information Center (GCIC) report to the PSI test center before PSI will issue the license. The report must be no more than 60 days old. Most sheriff offices and police stations in Georgia can issue it. Out-of-state applicants bring an equivalent report from the state of residence. Pass the Georgia Real Estate Salesperson Exam
Register with PSI. GREC lists the examination fee at $175. The PSI bulletin sample score report for a salesperson lists a national subtotal of 100 and a Georgia subtotal of 52 (overall 152). The Georgia supplement outline in that bulletin lists 52 items: 16 on state laws and rules, 21 on real estate practice in Georgia, and 15 on finance and closing. A small number of unscored experimental items may be added. The bulletin text retrieved on 2026-09-30 does not print a passing percentage or a time limit. Apply for Your License at the PSI Center
PSI issues the license at the test center, not on the same day you pass. Allow 24 hours, then return with the $170 license fee, the GCIC report, a signed and notarized Lawful Presence Affidavit, and identification. Payment is by credit card or by cashier check or money order payable to GREC. Personal checks, company checks, and cash are not accepted. The $170 fee covers licensing through the last day of your birth month in the fourth calendar year after issuance. You cannot license the same day you pass. GREC says you must apply within 12 months of the exam or retake it. Commission Rule 520-1-.04 also says that after three months the fee equals two times the original application fee, and that failing to apply within 12 months means retaking the exam. Bring a completed Sponsoring Broker Statement if you want an active license. Inactive status does not require that form.
Find a Sponsoring Broker, Then Finish Postlicense Education
An active salesperson license must be sponsored by a Georgia broker. Inactive status is allowed, and the postlicense rule still applies. GREC says salespersons must take a 25-hour Salespersons Postlicense course, specifically approved by the Commission, in the first year of licensure. Failure to finish it in that year causes the license to lapse. First-license shoppers should use this page for the 75-hour course. - Must be a high school graduate or hold a certificate of equivalency (GED)
- The PSI license application asks for a Social Security number

A $112.50 course plus the $345 in known state fees is $457.50, before the GCIC report. A $450 course plus those fees is $795, before the GCIC report. Exam Details

- Fee: $175. The fee is not refundable or transferable. You must test within one year of the date PSI receives it.
- Portions: a national portion and a Georgia supplement. The bulletin sample score report lists national 100 and Georgia 52.
- Georgia supplement outline: State Laws and Rules (16), Real Estate Practice in Georgia (21), Finance and Closing (15).
- Passing score and time limit: not printed in the bulletin text retrieved on 2026-09-30. The May 7 page stated 75% on both portions and a 4-hour limit. Confirm the current bulletin before test day.
- Unscored experimental items, generally about 10% and from one to ten questions, may be included and count against time.
Exam Topics
National portion topics in the PSI bulletin include property ownership, land-use controls, valuation, financing, contracts, agency, property disclosures, and real estate calculations. The Georgia supplement covers state license law, Georgia practice, and finance and closing.

The 75-hour course is the education block. The school final, a PSI appointment, the 24-hour wait before licensing, and broker sponsorship add calendar time.
